Residential homes – or any other structure – built on hillsides can develop foundation problems caused by something called soil creep. This is when the soil at the top of the hill makes its way down the hill. We can re-stabilize the foundation using drilled concrete piers.
If you’ve ever tripped and fallen because of an uneven concrete walkway, you know that sunken concrete is both a safety hazard and a liability issue. Concrete sidewalks, pool decks, and driveways can experience settlement for a variety of reasons including problems with drainage, expansive soil, or invasive tree roots.
We can lift sunken concrete via a procedure known as slabjacking. A special polyurethane foam is injected under the slab, and it expands with enough power to lift the slab back up. It’s less expensive than replacing the slab and you can use the walkway as soon as the repair is complete.
We’ve inspected quite a few homes over the years that showed signs of settlement even though the foundation was sound. When this happens it’s usually caused by deteriorated screw jacks, or settled crawl space support posts. We fix this problem using the existing pier locks, and then removing/replacing the screw jacks or posts. The floor can then be lifted and adjusted back to level.
