If you’ve noticed a problem with sloped floors, or doors and windows that don’t open as easily as they used to, your home’s foundation may no longer be level. This happens when certain areas of your foundation sink into the soil, while others don’t. We can use heavy duty steel push piers to lift and re-level the foundation.
Helical piers look like giant screws. They’re extremely useful when you need a deep foundation. They’re also less expensive than concrete piers and quick to install.
Homes built on hillsides have a unique problem in that soil tends to migrate downhill over time. So, the soil that was supporting your foundation will eventually make its way down to the bottom of the hill. When this happens, it can destabilize a foundation and you’ll begin to notice problems. Problems like sloped floors and difficulty opening doors and windows. We can stabilize the foundation by installing concrete piers deep down into the bedrock.
At some point, we’ve probably all tripped on an uneven concrete walkway. Concrete walkways – including sidewalks, pool decks, and driveways – can become uneven for a variety of reasons including problems with expansive soil, drainage, or tree roots. We can easily re-level uneven concrete via a procedure known as ”slabjacking”. This involves injecting an expanding polyurethane foam under the slab in order to lift it back up. It’s less expensive than replacing the concrete and you can walk on the slab immediately after the repair is complete.
Crawl Space Screw Jack Replacement
It’s very possible to experience symptoms of foundation settlement even though your home’s foundation is perfectly sound. This can happen when you have deteriorated screw jacks or settled support posts in the crawl space under your home. This can be repaired by using the existing pier locks and then just removing/replacing the posts or screw jacks. The floor can then be lifted again.
There is some good news in all of this: Most foundations can be repaired. It’s relatively rare that a foundation needs to be replaced. However, it does happen. Sometimes, it’s either impossible to repair the foundation or it’s simply not cost-effective to do so. We do both partial and full foundation replacements.
