Crawl space foundation problems happen for various reasons including,
- Your home’s interior crawl space support posts were installed in expansive soil. Expansive soil swells as it absorbs water and then shrinks by that same amount when it dries out. This seasonal swelling-shrinking cycle creates movement and can cause support posts to settle.
- There’s excess water in the soil around your home’s foundation that isn’t able to drain off. Water gets into the crawl space and softens the ground supporting the pier blocks.
- There’s deterioration in the screw jack base. This can happen when the screw jacks were improperly installed and don’t have protection from corrosion.
- Bad design. Sometimes, the design didn’t include enough support for the floor.
Crawl Space Foundation Repair Methods
We use screw jacks to repair sagging crawl spaces. They come in various sizes and weight capacities. Because the existing piers blocks are usually in good shape, they probably won’t need to be replaced. We just remove the posts or deteriorated screw jacks and then replace them. Once we do that, the floor can be lifted.

I called in Bay Area Underpinning for foundation work. They were wonderful answering my many concerns, I received prompt return calls, the work was completed within an appropriate time frame, and the best thing he stayed with the estimate to the dollar. I loved the engineer, time frame, and minimal damage repair. I didn't know how my house was going to respond and even the marble and windows handled well. Unfortunately I didn't get the exact lift I wanted in the office even though they tried their hardest. My advice — call them when the problem first arises and the outcome and the house will lift with ease. I definitely recommend BAU. Because I live on a hill one pillar had to be covered – done. I also had a French drain installed to divert the water which was recommended. Thank you

We recently had foundation work completed. The crew was on time every day and worked hard to keep a very dirty job and their traffic through the house to a minimum. The crew chief, Robert Busch, was amazing. Telling us what was planned for the day, any unforeseen problems, and giving us a recap of what was completed daily. We could not have had a better experience with his communication and hard work. Everyone was respectful and friendly. I also thought that the evaluation and estimate experience was positive. Jim communicated clearly and we never felt that work being suggested was unnecessary. He explained clearly and showed us pictures of what was going on under the house.Hope we never need them again, but would use them in a flash.

Foreman Andrew is incredible and a leader. We hired BAU to perform a whole house underpinning job from December 2022-March 2023. Our recently purchased 1950's home sat on expansive clay soil and had been settling for decades. The project was a big job and complicated by the winter rains that occurred throughout many days of the project. Andrew was extremely professional, knowledgeable about every aspect of the job and managed the entire project class and skill.He communicates very effectively and is transparent to assuage any concerns that we had on the project. He also shows up earlier than anyone, and works the entire day, rain or shine, in the mud and trenches with his team. This leadership was impressive. Since the completion of our project, he has remained available and came out to make some minor adjustments promptly and free of charge. Without any hesitation, I would entrust BAU to do my foundation work with the demand that Andrew lead the project. Thank you Andrew and your crew for a job well done.

I had a great experience with Bay Area Underpinning. They fixed my foundation, which was a substantial job, in a matter days, and did all of the engineering and permitting at a very fair price. I cannot say enough good things about Tyler, Angelo, and Louise, who did all the hard work. They were on time each day, very diligent, and patiently answered all of my questions. Then, when the job was finished, they cleaned the work area and left it in a better condition than they found it. Had BAU take care of a chimney that was leaning away from my home, fix my front door which would jam at times of the year and relevel my floors. This was my second time working with BAU who installed screw jacks and leveled my floors several years ago. This time, Juan took a look at the problem areas, took measurements, made recommendations that fit my needs and budget and answered all my questions. Gonzalo and team came to work on my property. They worked quickly to install piers under the chimney and in the crawl space. They put tarp down to keep the house clean in the areas they needed access and cleaned up after themselves each day on the job. They answered my questions and throughly explained the problems and solutions they would implement to level the floor. Overall, I'm pleased with their work, being on time each day, and communication skills and would recommend.
